While many real estate firms focus exclusively on traditional large primary markets, Unico invests in both primary and secondary markets. Our investment approach in primary markets is flexible: We seek core-plus and value-added opportunities in both central business districts and suburban markets, and either single assets or select portfolios.

In secondary markets, we seek major assets that are irreplaceable, either because of improvements or location. To our investment partners, this means we can enter markets over looked by large institutional capital sources for core-oriented assets that offer significant operational and market upside. And because we typically enter secondary markets from a nearby primary market base, our operational risks and costs are reduced.

The Unico office investment team seeks transactions with the following attributes:

  • CBD office buildings
  • Suburban office buildings
Transaction Size:
  • Preferred range of $10 million to $100 million-plus
  • No maximum size; portfolios selectively considered
Investment Structure:
  • Multi-tenant preference
  • Core-plus and value-added preference
  • Sale-leaseback and structured transactions also considered
  • Co-investments with institutional and high net worth partners
Current Target Markets:
  • Primary: Seattle, Portland, Denver, San Francisco
  • Secondary: Tacoma, Boise, Spokane, Salt Lake City
