Being a leader in green and sustainable practices is at the heart of our business and a passion
of many individuals in our company. Unico is proactively creating innovative ideas for sustainable
business practices and energy conservation, elevating environmental stewardship as a key component
in our company culture. Unico has been recognized for innovative programs at our office properties,
including composting programs, extensive recycling initiatives, alternative transportation options,
sustainable energy and water use, sustainable tenant improvements, and tenant education.
Additionally, Unico’s corporate office policies now limit the consumption of natural resources and
trash sent to landfills by requiring the use of 100 percent recycled paper products, eliminating
bottled water use, and composting all biodegradable items. And 66 percent of employees are using
alternative transportation to commute to work.
Greening Means More Green
Unico’s green approach is reaping financial benefits for tenants. In Spokane, Bank of America
Financial Center implemented the most comprehensive recycling program in the city, diverting plastic
water bottles, aluminum cans and mixed paper from the waste stream. By taking the initiative to
change the existing system, the building is on track to reduce the amount of garbage by one-third,
dropping its trash bill by about $9,000 in 12 months. Trends like this attract and retain tenants.
Multifamily Properties Turn Green
Unico is working to further expand our sustainability initiatives into the multifamily portfolio.
For example, Asa Flats + Lofts staff operates with a near paperless office using online forms,
extensive Web and email communication, and limiting the amount of printed materials. Unico is
looking for additional ways to recycle and integrate sustainable choices for residents in Unico-owned
apartments and residences.

Department of Sustainability Pilots Unico’s Efforts
To keep green and sustainable initiatives a top priority at Unico, we formed the Department of Sustainability
in 2008 to manage ENERGY STAR and LEED benchmarking and certification processes, oversee mechanical
retrofits, and communicate about sustainability successes and progress.
