Earning LEED® for Existing Buildings
Unico is LEED-certifying buildings across our portfolios, requiring high performance in operations and maintenance. Unico has achieved 13 LEED®-EB (Existing Buildings) certifications from the U.S. Green Building Council covering over four million square feet of commercial office space. In 2011, 90 percent of our LEED-certifiable portfolio will be completed. 100 Pine in San Francisco earned Unico’s first LEED®-EB certification and also became the first multi-tenant, Class-A office building to receive such designation in California -- and only the second on the West Coast.

“Unico is firing on all cylinders, displaying an amazing set of accomplishments. Proactive engagement from top management and a consistent approach across the region created a track record of ENERGY STAR and LEED performance across Unico’s portfolio.”

Developing with a LEEDing Strategy
Unico’s strategy is to develop responsibly and start by choosing urban in-fill sustainable sites. All developments must pursue LEED certification, which includes utilizing natural daylight, recycling existing building materials in new construction, using sustainable construction products, and design efficient energy and water systems.

Unico is selectively developing and redeveloping office, medical office, multifamily, and mixed use properties in major western cities and urban neighborhoods in the Pacific Northwest.

2006
The Cobb Apartments in Seattle, a redevelopment of a historical 1910 medical office building into 91 luxury, in-city apartments, received a LEED-NC (New Construction) Silver rating.

2007
Unico developed Allenmore Medical Building C in Tacoma, Wash. and this building received a LEED-NC Silver certification.

2008
Unico recently developed two properties in the Pearl District in Portland, Ore. – both of which achieved LEED Gold certifications. Asa Flats + Lofts (LEED-NC) is a 231-unit apartment and loft development with street level retail space. THE LOVEJOY (LEED-CI for Core & Shell), a 80,000 square foot, Class-A office building with a ground level Safeway grocery.

2010
George F. Russell, Jr. Hall (Russell Hall) is Unico’s newest development in Seattle’s University District. This mixed-use development with office, retail, and apartment spaces received LEED Gold-Certification. An innovative rain garden on the building roof top helped secure the LEED Gold label without requiring any additional development costs.
